Design of a 5,000 m² cultural and social innovation center in a Grand Paris Express train station

Context and challenges:

Société du Grand Paris, in charge of the entire metro network project, has launched a call for projects to operate the largest station in the Greater Paris area, within a 5,000 m² building designed by Kengo Kuma, as a place for cultural and social innovation. In this context, the Essor real estate group and the Art Explora Foundation decided to submit a joint bid for the “Pleyel en Mouvement” project.

Our role:

Beaux Arts Consulting assisted the Essor real estate group and the Art Explora foundation in designing the project’s economic and operational models, and in coordinating stakeholders and partners:

  • Definition of the concept, programming, spatialization of activities and target audiences,
  • Development of the business model for the planned mix of activities (cost and revenue assumptions),
  • Definition of the resources to be deployed, in particular the project team (financial partners, operating team, etc.), and the timetable for development and activation of the site,
  • Assistance in defining the legal structure and governance of the operation.

Impact and follow-up:

Beaux Arts Consulting’s support led to the drafting of an application for the call for projects, outlining the contours of a place to live and go, taking into account the urban and social context as well as the architectural and technical aspects, and featuring a sustainable economic model thanks to the combination of complementary cultural, event and commercial activities.

Following this support, the consortium was awarded the project in January 2023.
