Positioning, economic modeling, new audiences, project management
Context and challenges:
A real estate developer responded to the call for tenders issued by the AP-HP as part of the “Réinventer Paris III” program, for the sale of the institution’s former headquarters on rue Victoria in Paris. The developer had a project to transform the site, combining housing, offices and commercial space, to create a living space and destination centered around the concept of well-being. Beaux Arts Consulting was called in to design a cultural project for the site as a whole, and for certain areas in particular, in keeping with the overall project.
Our role:
Beaux Arts Consulting supported the property developer in stabilizing the cultural and artistic project for various spaces: commercial locomotive, basements and vaults, first floor shells of the Saint-Martin building :
- Search for inspirations for the various spaces involved in the project,
- Drafting of an artistic and cultural common thread, with spatial precision of the concept for different spaces, in line with the overall project led by the property developer,
- Definition of economic models for the planned activities,
- Identification of potential partners for the cultural spaces: sourcing of service providers, initial discussions and definition of potential positioning.
Impact and follow-up:
This mission took the form of a brief presenting the cultural project and including a selection of relevant inspirations and notes of intent from potential operators. This note of intent was integrated into the overall dossier submitted by the property developer as part of the consultation process.
